Replacing Your Roof: Asphalt or metal?

Asphalt or metal?  Asphalt is usually the go to choice when it comes to choosing a new roof for your home.  However, times have changed and more companies are specializing in metal roofs.  Is metal the right option for you?  I checked out some pros and cons.

I met up with the recent owner of a new metal roof.  As I pulled up to his house, I wondered if I had the wrong address.  To my surprise what I thought were cedar shakes was actually metal.
"They come in different styles and colors - some look like wood, slate tile, clay tile, even asphalt shingles," said Angie Hicks from Angie's List.

Homeowner Jesse Price is sold on his new purchase.  "Metal roofs are the only way to go," said Price.
President of Metal Work & Improvements David Logue says metal roofing has evolved.  "We've taken something that's great and enhanced upon it," said Logue.
Here's a look at some pros and cons of metal roofing.  The first pro is durability.  A metal roof can last up to 50 years.  Asphalt can last up to 10 to 20 years.  Logue says after April's tornadoes they didn't receive a single call to repair a metal roof.

Another pro: energy savings. "It's hands down more energy efficient than asphalt shinglesAsphalt shingles absorb the heat and once they get heated up it takes a long time for it to get cooled down.  All metal roofing has reflectivity," said Logue.

Homeowners can cut their energy bills by as much as 40 percent.
Metal is also weather-resistant.

"We had people call us saying they've had 145 per hour winds and all of their neighbors lost their roofing, but our metal roof is still up there," said Logue.

Plus, you can save on insurance due to its storm-resistant properties.  Metal roofing is low maintenance – to clean it, you can hose it down. It's also a green alternative.  A metal roof can be recycled.
However, metal will be more expensive in the short term, but it'll pay for itself in the long run.
Many styles meet Homeowners Association requirements, plus a federal tax credit of $500 is available for metal roofs that meet Energy Star requirements. 

Here's another interesting fact: In North Carolina, metal products can be installed over an existing roof.

Get that guarantee in writing!

When doing a cost analysis between asphalt shingles and metal roofing, it's not unusual for the shingle advocate to say "These high quality 'lifetime' shingles should last around 35-45 years." 
    Sure they will.  Get it in writing.

I would almost go the other way with this post and title it "I don't want to be THE LAST person on my block without Metal Roofing". We have seen the industry grow every year in Metal Roofing, it is simply the best product on the market today for roofing products. Asphalt doesn't last and homeowners today are looking for a more permanent solution. With a lifetime warranty, lower energy bills and a break on home insurance most customers are more than happy building that kind of home equity.

Sell Homeowners What They Really Want

Does anyone ever just buy a car for transportation?  No.  Never.  If they have a choice, they buy the image.  Whether it's practical, smart, expensive, innovative - they are sending a message to everyone who sees them driving.  If we only bought a vehicle for transportation, we'd all be driving mopeds in the summer and trucks in the winter.

The same is true of a home's roof.  No one ever simply buys a new roof.  Appearance is a major consideration, right up there with value.  Value is the warranty is the guaranteed performance.  Guaranteed performance sells cars - in fact, many, many people PAY to extend the guaranteed performance. 

Buying a new roof follows the same thought process.  Focus on guaranteed performance.  Remind the homeowner how fast the past 15 years went by.  The next 15 won't be any different and they'll find themselves in the same position all too soon.

Metal vs. Asphalt?


ASPHALT: Did you ever notice that when a homeowner chooses a metal roof, they decide to “upgrade.”  And the choice to stay with asphalt is a reluctant one.  The decision is usually based on cost, but the cost of asphalt roofing depends on the style.  Something in asphalt that looks good will cost more, making a metal roof more competitive.

I have algae mold growing on the roof of a building that still has an asphalt roof.  Again, asphalt that resists algae costs more.

Choosing Roofing: A Poem


Yesterday I commented that metal roofing was like poetry.  That motivated me to write this poem...

We were in the market for some new roofing -
Our asphalt roof old, and not good looking.
Its edges were curled and its colors quite faded,
Our 20-year-old home prematurely outdated!

We made a list of what good roofing should be -
With the durability and colors we’d like to see.
Of course our wish list started quite strong -
We want color that lasts thirty years long!

We want our roofing to be energy efficient!
We want our roofing to be fire resistant!
We want a roof that’s the environment’s friend!
We want a roof that can handle high wind!

Could such a dream roof possibly exist?
We called a contractor to read him our list.
We expected a laugh, he instead said, “Okay.
Can we set an appointment for later today?”

He came to our house with samples galore,
Of colors and textures, and so much more!
“There’s only one roof that I suggest choosing,
The do it all roof – that’s metal roofing.”

We selected a color and a traditional style,
(Variety and selection beat asphalt by miles!).
As the work progressed, we were truly amazed
And stood there for hours and simply gazed.

Our home transformed from old to new,
From outdated and faded to a wonderful view.
Metal roofing is truly the new tried and true.
We’re so glad we chose it.  Metal roofing, thank you!

The day when all homes have a metal roof

It's almost inevitable.  The day will come when most new homes have a metal roof.  People will look back on the "old days" and wonder why asphalt was ever a consideration.  Sure there will be those who say that asphalt was less expensive, but the phrase "to install" will be quickly added.  Because asphalt is only less expensive for the short term. 
   Then the discussion will turn to design, durability, warranty, colors, weather protection, and environmental friendliness.  People will shake their heads and again wonder why asphalt was used.  Of course it made sense at the time, but that time is past.
   Yes, the day will come.

Rain and Metal Roofing

We are all conditioned to think of metal and water as a combination that leads to rust.  If the metal is unprotected, it will deteriorate; it will rust.  So when someone suggests roofing with metal, a major concern is how it will withstand the elements, especially rain. 

Here are two things to consider if that is a concern of yours.  First is durability.  Metal roofing today is coated with an aluminum-zinc alloy combination that protects the metal sheet edges and helps it resists corrosion. Metal roofing treated with the aluminum-zinc alloy dosen't crack or peel when exposed to rain.  The protected sheet is them painted with a protective paint, often Kynar.  Kynar paint protects and preserves the steel base; increases the roofs reflectivity; and helps preserve the original color for decade.

A second consideration is your roof's pitch.  Most homes have a roof slope of at least 3:12. This means that for each 12 inches of run (eave to ridge) the roof rises up at least 3 inches. With a 3:12 slope, rain runs off the roof and doesn't gather or pool. 

Ask your contractor if the panels he plans to use on your roof have been treated with the aluminum-zinc alloy coating, and if the coated sheets are painted with Kynar.

There are many unique styles of standing seam metal roofing.  Often, it is how they are assembled on the roof that distinguishes one manufacturer from another.  If you search "metal roofing installation" on YouTube, you'll see hundreds of procedures.  Many of them depend on specific design characteristics.  There is one that I found interesting because it clearly explains the process in 9 seconds.  While the procedure is unique to the manufacturer, it does quickly explain (especially to the novice) how a standing seam metal roof might be assembled - specifically, how they might be attached to the roof, and how they might be attached to each other.

Metal Roofing Colors

I Googled "metal roofing colors" to verify that choices were truly unlimited as so often claimed.  Sure enough - I clicked on "images" and found page after page of the metal roofing color charts from recognized manufacturers.  The choices and selection are incredible.  The chart at Petersen Aluminum is interactive by model and features.  They also have a visualizer to help see how the color looks on a particular style of building.  They happened to be the first one I clicked on.  I'm certain all of the major manufacturers have similar decision-helper features.  And yes, colors are unlimited!

A steep slope roof has a slope greater than 3 inches of rise per one foot of horizontal distance. The steeper a slope is,  the more difficult the roofing installation is. Another Name for Metal Roofing

There is a VAST variety of metal roofing materials and colors to consider if you're planning to add a metal roof to your home, and it lasts MUCH longer than traditional roofing materials. Perhaps the only reason you're hesitating is the name: Metal Roofing.  It probably brings to mind long slabs of primary colored metal bolted to your roof.  No!  Get rid of that image.  Today's metal roofing is as far away from that as a Model-T is from a 2011 Indy Car.  First big change is color.  The rich, intense, deep, modern colors of metal roofing make it an enhancement to your home's architecture.  Then there's the material.  Just as modern cars don't rust like the Model-T did, neither do metal roofs.  They are the result of an engineered, researched process designed to combat the elements and time.

Do I need special ceiling insulation to quiet a metal roof?

Residential metal roofing is not noisy.  The "noisy" metal roof is a misconception started with agricultural buildings.  In an ag building with a metal roof, the roof is usually all there is to the roofing system.  There is no under-layment, no insulation, no barriers.  The metal panels are screwed into the ag building's rafters - it's that simple.  And that's why they are noisy.  In fact, rain sounds worse in those kinds of ag buildings.  It's as if they act like a drum and amplify the sound.

That is NOT true with a residential metal roof.  Between the roof and the living space are several layers of material.  Each layer deadens the noise and the potential for amplification.  Once you're interested in metal roofing, you'll start to notice that many commercial buildings have them.  That would not be the case if they were noisy.

Are there "brand name" metal roofing manufacturers?

Yes.  Your installer should be able to to show you a full range of colors and custom options that are available.  This is something that is readily available from all of the top level metal roofing manufacturers.  If your choices are limited, it probably indicates that the installer is using an off-brand product.  Ask for manufacturer literature.  Your installer will be glad that you asked - he chose the product for specific reasons and he wants to share them with you.  Also check out the warranty.  All established manufacturers fully back their products for 30 or more years.  If you Google the term "metal roof" the industry's top manufacturers will show up on the first few pages.

Fireworks damaged my metal roofing...

Q. There is now a burn mark on my metal roof after the 4th of July holiday.  Will I need to fix the area, repaint?

A.  There's a good chance the the spot on your roof may wash off.  If it hasn't yet rained in your area, either wait for rain.  Or if it's at a convenient height, try aiming the water from a garden house at the spot.  It may easily wash off.  If you can't each the spot, contact your installer.  They'll be able to wash it.  They'll also be able to better assess the potential damage.  If the paint has been burnt off in a spot, the panel may need to be replaced.

Can I re-paint metal roofing?

There are several quality levels and coating grades of metal roofing.  For many owners of warrantied metal roofs installed in recent years, re-painting is not a decision they'll need to make in their lifetime.  But take a drive through the country and chances are you'll see agricultural buildings in need of a freshly painted roof.  These roofs are older and pre-date the technology incorporated into modern metal building materials. 

Yes, you can re-paint a metal roof.  If you are doing it yourself, follow the preparation directions given by the paint manufacturer.  When you're done, it'll look fresh and new... and there aren't many roofing materials you can "rejuvenate" like that!

What will my metal roof look like in 50 years?

Q.  All the contractors and manufacturers say that metal roofing will last up to 50 years.  What will it look like then?  Will it be rusty?  Worn out?  Will the color be faded?  Are there any 50-year-old residential roofs out there? 

A.  I hope others will comment and help to answer your questions... 

The 50-year warranty is based on extensive testing and trials by all of the major metal roofing manufacturers.  The result of all those test and trials indicate that in 50 years, your metal roof should still look great!  The color may not be as intense, but its integrity should remain high.  (We will do more research and get you some specific examples.)

That can only mean you haven't seen how far the design of metal roofing has come in recent years.  Residential metal roofing isn't the long, straight, unimaginative panels you think of, with the regimented standing seams and smooth areas between them.  Today's metal roofing has style.  It can look like most any other roof you choose.  But why copy the past?  Your choices can encompass all kinds of patterns and colors and looks.  There shouldn't be ANY hesitation to be the first on your block with metal roofing.  It'll be a very short time before there are two houses on the block with metal roofing, then three, then four, then...

Will I need snow guards with metal roofing?

Snow will accumulate on a metal roof as it would on any other roof.  However, when it begins to melt, the smooth surface of a metal roofing panel can lead to large pieces of snow sliding off of the roof.  In many commercial locations, snow guards have been placed on metal roofing panels.  Snow guards help prevent the accumulated snow from falling in a large chunk.  Instead, the snow melts gradually.  The majority of snow guards are well designed and can enhance the appearance of a metal roof.  If you live in an area with heavy snow fall, they would be a good idea.

Why another Metal Roofing blog?

It seems that there are many metal roofing blogs on line.  Some focus on Green, some on resources, some on contractors... it's a long list of specialties.  Some are by contractors looking to generate more business.  Some are by manufacturers wanting to build their brand.  And some are by people associated with the industry who have something to say.  Some are attended to daily, some weekly, and some (like this one) start with good intentions, then sit on the metal roofing sidelines for a few years. If this is to succeed and be looked at by followers, there must be a niche/need that it fulfills.  Why else would you take the time to see what's been said any given day?

And that's where I'm at right now.  I have metal roofing knowledge, experience, connections.  I'll continue to play and see where we best mesh.  Thanks!

Does the firm have liability insurance - get a copy of the Certificate of Insurance and then call to verify.

Will metal roofing rust?


Metal roofing systems have come a long way in the past twenty years.  They are manufactured to be durable and long lasting.  Almost all steel metal roofing has a scientifically researched and tested coating made of zinc, or zinc with aluminum.  This extra layer is chemically bonded to the steel during the manufacturing process.  It stops rust from forming.  Paint formulated for harsh environments, often for specific geographic areas, is applied over the rust-preventing metallic coating.  Color is long lasting.  The panels do not rust.

Is metal roofing heavier than shingles?

Metal roofing, on average, can weigh up to 3 pounds per square foot. The weight on your roof will depend on the style you choose, the gauge of the metal,  and the panel's profile.  Metal roofing is light compared  with other systems. For example, asphalt shingles can weigh up 3.5 pounds per square foot, and clay or concrete tiles up to 10 pounds per square foot.

What is standing seam metal roofing?

There are two important terms that will help you understand standing seam metal roofing. (Keep in mind that there are other options than "standing seam."  Options include metal roof designs that have the appearance of "traditional" roofing materials.)

First is standing seam.  The standing seam is the "bump" in the metal panel at the end that overlaps the adjacent panel to connect the two panels  There are dozens of ways this connection can take place, and many are exclusive to individual makers.

The "profile" of standing seam metal roofing refers to the "bumps" in the metal sheet.  How many are there in each panel?  How far apart are they?  How high are they?  Again, many profiles are unique to a specific manufacturer.  The profile also depends on the end use, such as - in non-commercial applications - the distance between the rafters.

What is Galvalume TM

Developed by BIEC International Inc., Galvalume is a 55% Aluminum - 45% Zinc alloy coating for steel. Metal roofing is one of the largest applications for Galvalume.  It is also used for automotive, appliances, and in other industries where its corrosion resistance and high heat reflectivity is required.

The Galvalume coating  is applied using a continuous hot-dip process.

Galvalume metal roofing brings together the qualities of aluminum and zinc.  The combination doubles the corrosion resistance of galvanized metal roofing alone. The aluminum-zinc coating also provides corrosion resistance and heat reflectivity. It enhances bare edge protection and helps make possible the multiple forms and shapes required of metal roofing.

Unpainted, it is silver-like.  Most often it is available painted.
